Upscale, family-oriented master-planned community with active retiree segments. Summerlin is very well-maintained and residents expect premium service and are willing to pay for quality.
The Ridges, Summerlin

The most demanding surface work in the valley sits behind these gates. Book-matched marble slabs, honed limestone, and large-format porcelain are common, and every one of them is unforgiving of the wrong pad or the wrong pH.
The Paseos, Summerlin

Spanish Hacienda and Mission influences mean saltillo and rustic travertine turn up far more often here than in the newer villages west of it. Those surfaces are porous, they were frequently sealed once at build and never again, and they respond dramatically to a proper deep clean followed by resealing.
Stonebridge, Summerlin

This is the newest housing stock in Summerlin, built by Toll Brothers, Richmond American, KB Home, Pulte, Lennar, and Taylor Morrison from roughly 2017 onward. The work here is rarely decades of neglect.
Summerlin West, Summerlin

Summerlin West is the growth edge of the master plan and the housing stock reflects it, from attached townhomes in Redpoint Square through to elevated custom lots in Reverence. That range matters for surface work because the tile specification changes with the price band: entry products get 12 by 24 porcelain with sanded grout, mid tier moves to large-format with narrow epoxy joints, and the upper band brings natural stone into play.
Tournament Hills, Summerlin

An established enclave of around 120 to 132 custom homes, most built in the 1990s and early 2000s, which puts it a full generation ahead of Summerlin West in wear terms. Travertine and marble installed twenty-plus years ago is now genuinely worn rather than merely dirty, with etch marks, lippage, and grout that has been color-sealed at least once already.
